To townhouse or not to townhouse?

Husband and I saw a townhouse for sale Friday afternoon and I haven’t been able to get it out of my mind since. I even took my mom over to see it yesterday to see what the light looked like in the early afternoon …and fell in love with it even more.

We weren’t really big on the townhouse idea. One, because I’ve been missing having a backyard for the last 5 years and two, because it’s a townhouse and not a house. Period.

This one just happens to be a really great price {in an okay area – not my first choice though} and fairly large {almost 1700sqft} with it’s own entrance and attached garage. {which takes away the apartment feel}

We’re thinking if we buy it now, our monthly payment won’t be too much higher than what we’re already paying in rent so we’ll be about the same {monetarily} but we’ll own instead of rent and have an extra room for a baby :) We’re also thinking that in 2-3 years, we can use it as a rental property {or sell it} and buy our dream house then.

It just seems like the smart thing to do. In all areas.

Of course, I’m already working on upgrades, changes, and decor in my head …making sure it could all work out to my liking. It’s kinda cooky with a little too much black and marble but I think I could make it tasteful and I like a challenge.

It’s got three bedrooms upstairs with two full baths. The master bedroom is big with a patio off of it, great closets and a fantastic master bath. The living room is not huge but large enough with another patio off of it and half bathroom. There is a strange long area from the living room towards an open kitchen which would really lend itself well to a super long dining room table {I’m excited just thinking about designing that area} and at the opposite end, the ceiling darts up to about 15 feet with a large sky lite at the top {and I’m imagining a nice and comfy sitting area across from the kitchen}. Half of the 2 car garage has been converted into a separate room which would be a great media/game room where we wouldn’t have to worry about playing Rock Band too loudly for the neighbors to hear. The kitchen is large with ample cupboards and a floating stove top island.

My husband likes it because it’s directly across from a great park with a track and basketball courts, etc. He also likes the idea of an easy transition from renting to owning a townhouse over the higher responsibility that comes with owning a house. {and I like that he will be less stressed overall with the decision}

I almost emailed the real estate agent last night with a list of questions regarding it but decided that it would be better to speak with him on the phone about it all.

I just want to get home and call him!!!! That’s all I can think about and I’ve got almost 4 more hours to wait. UGH!

    Really? Really? In this market, right now? Are you kidding me with that car salesman act?

    So, we’re going to talk to our guy today and see what’s really going on with it.

    …but I must admit, it did kind of take the wind out of my sails …if I’m even saying that right. lol

    We’ve been having the same debate about townhomes. Prices up in the bay area are expensive too, and we would love a house, but the price of a house.. we’re not sure it’s worth it. I can’t wait to hear what you guys decide. That is a great idea to rent it out after you can buy a larger house.
